Inventory is trending upward in Ada County! Like we saw in March and April, higher prices in the new construction segment contributed to overall price jump.

For the third consecutive month, Elmore County experienced triple digit year-over-year percentage gains in inventory, with 47 available homes at the end of the month. Inventory increases have slightly moved the needle toward a more balanced market that doesn’t favor buyers or sellers.

The rolling 12-month median sales price in Gem County increased by some 33.5% compared to the same month last year. Home prices have been primarily driven by insufficient supply compared to buyer demand; however, inventory has increased compared to last year, due in part to a number of new homes coming online in recent months.
